Recent changes announced in the 2026 to 2027 WA State Budget may provide welcome support for eligible first home buyers considering land.
From 7 May 2026, eligible first home buyers pay no transfer duty on vacant land purchases up to $450,000, with concessional rates available for purchases up to $550,000. The property cap for the $10,000 First Home Owner Grant has also increased from $750,000 to $800,000, giving some buyers more flexibility when planning a new build.
For land buyers, these changes are particularly relevant. Vacant land is often the first step towards building a home, and reducing upfront costs can make the process feel more achievable for buyers already managing cost-of-living pressures, savings goals and borrowing requirements.
The changes also reinforce the importance of understanding eligibility early. Every buyer’s circumstances are different, and support measures can depend on land price, build plans, timing and financial position. Speaking with a broker or lender before choosing a block can help buyers understand what may apply to them.
At Land4Sale, we work closely with buyers across Perth and regional WA to help them explore available land opportunities and understand the steps required to secure a lot. While government support can make a meaningful difference, the right advice and preparation remain essential.
For eligible first home buyers, the latest changes may provide a clearer pathway into the market.
